Landlord Services & Schedule of fees

Service 1: Management & Agency

We search for a tenant and manage the property.

We charge 16.8% of the contracted rent 
(equal to a quote of 14% + VAT from a corporate agent)
for the initial tenancy term and 14.4% for two years of extensions.

Service 2:Management (only)

We manage the property but do not search for a tenant.

We charge 7.2% of the contracted rent (equal to a quote of 6% + VAT by a corporate agent)
on an ongoing basis.

Further costs:

We charge our clients the exact same price that these third-party services cost and we never make a profit on top. As such, these are guideline prices, subject to external variation: 

​

  • Land registry freehold and leasehold titles (£3.00 each)
    Required in order to verify the ownership of the property.

     

  • Copies of the head-lease (£25.00 each)
    Required for leasehold property.

     

  • Key cutting (approximately £5.00 per key)
    One set is required for each individual tenant as well as one management set.

     

  • References (£35.00 each)
    We will always recommend a third-party agency for prospective tenant referencing.

  • Other third-party services (varied)
    Typical third-party services that the Landlord may anticipate instructing during the course of a tenancy include, but are not limited to, the costs of safety checks, inventory checks, cleaning, local authority licencing, maintenance and repair, legal assistance, insurance.

We have a standard labour rate of £50.00 per hour for additional services agreed in advance with our clients. For further information, see our Terms and Conditions.

For example, we may agree to provide the following additional services which go above and beyond what would usually be expected of a managing agent:
