Ealing Council have announced a huge expansion of their selective licensing scheme after being granted the necessary powers by the government. The expanded scheme will be one of the largest in west London, covering more than 50% of the borough.

All Landlords in the borough who rent out a house or apartment to three or more individuals are already required to hold an Additional or Mandatory HMO license. In addition, since April of this year, all properties not already covered under these two schemes in East Acton, Southall Broadway and Southall Green have required the new Selective license. From 3rd January 2023, the Selective license will now be required for all properties in Acton Central, South Acton, Dormers Wells, Greenford Broadway, Greenford Green, Hanger Hill, Hobbayne, Lady Margaret, North Greenford, Northolt Mandeville, Northolt West End and Perivale.
Holding the appropriate license is a legal requirement and failure to obtain a license may result in prosecution with an unlimited fine or imposition of a financial penalty of up to £30,000.
A Selective license lasts for five years and comes at an upfront cost of £750.00, however, anybody who applies for a Selective license within the first three months of the scheme (before 3rd April 2023) will qualify for a 25% discount.

You may have been granted a selective license under the previous scheme with an arbitrary expiry date of 31st December 2021. In the case that this means the license was not granted for a full five years, the council have confirmed that you will be offered the opportunity to apply, free of charge, to extend your license to five years from the original issue date.
Selective licensing applies to all properties occupied by a single family unit or 1-2 unrelated sharers. If you already hold a mandatory or additional HMO license, you do not need to apply for a selective license in addition.
For the purposes of this scheme, all the wards listed above are as defined by the pre-May 2022 boundaries.
