No Inflated Invoices – Transparent Pricing, Always
Unlike many agents, David English Ltd never takes a commission or markup on maintenance, inventory checks, cleaning, or compliance services arranged on your behalf. While some agents add hidden fees or inflate third-party costs, we believe in complete transparency—what you pay is exactly what the service provider charges. This ensures you get the best value for essential property services without unnecessary extra costs.
Other Considerations
We believe in keeping our fees clear and upfront, and want to help our clients to be aware of the routine costs that they are likely to incur from other sources.
Below are some additional costs that may apply in certain circumstances:
Land Registry Title Registers & Head Lease Search
To verify property ownership, we will obtain title registers (both freehold and leasehold, where applicable) from the Land Registry.
Costs are charged at the rate set by the Land Registry, currently £3.00 each.
Key Cutting
A full set of keys is required for each tenant, along with an additional management set for David English Ltd.
If the landlord does not provide sufficient sets, we will arrange key cutting, and the landlord will reimburse us for the reasonable costs incurred.
Tenant References
We will recommend that a trusted third-party reference agency carries out tenant background checks and referencing.
The expected cost is no more than £35.00 per reference.

Our Hourly Rate for Additional Services
From time to time, we may agree to provide services outside the usual scope of our agreement. These services will be charged at an hourly rate of £84.00 plus any expenses.
We will always seek the landlord’s approval before proceeding with any such service. Examples include:

Administering local authority licence applications.

Attending court hearings.

Waiting at a property for deliveries or to allow access to a third-party on the landlord's request.
Float for Works & Maintenance
To comply with The Property Ombudsman (TPO) regulations, we will retain a £400.00 float to cover potential third-party costs.
This float may be used to pay for maintenance or contractor invoices, with deductions replenished from future rent payments.
When our management services end, any remaining float balance will be fully refunded to the landlord.
